BUILDING SPECIFICATION


STRUCTURE

RCC framed structure with concrete block partitions and/or brick work designed for seismic consideration. Concrete grade and steel grade as per structural consultants’ advice.

FLOORING, TILING & RAILING:

  • Foyer/Living/ Dining / All Bed Rooms except master bedroom: 80cm x 80cm Premium Vitrified tiles using AGL, SIMPOLO, SOMANY or equivalent brand.
  • Master Bedroom: 120cmx20cm Premium wooden finish vitrified tiles using AGL, SIMPOLO, SOMANY or equivalent brand.
  • Kitchen/ Work Area: 80cm x 80cm Premium Vitrified/ceramic tiles for floor & 60 cm X 30 cm for walls up to 2’ above the counter using any premium brand.
  • All Bedroom Toilets: 60cm x 60cm anti-skid ceramic tiles for floor and 60cm x 60 cm ceramic tiles for walls up to ceiling height of 210 cm using any premium brand.
  • Main Entrance Lobby, Lift Lobby, Lift Fascia (wall & floor) using Composite Marble/Granite/ Vitrified tile as per the architects’ design.
  • Staircases using Vitrified / Ceramic tile flooring with hand railing using MS/GI as per Architect’s design.
  • Balconies/ Open Terraces/ Decks: Rustic/Anti-Skid Ceramic tiles 40cm x 40cm with MS /GI railings up to height of 1.2 meter height.
  • Multipurpose Hall: Premium quality Vitrified tiles.
  • Car park Area: VDF flooring.

SANITARY & PLUMBING

  • Sanitary fittings will be of HANSGROHE/KOHLER or equivalent.
  • Sanitary fixtures: Counter wash basins for Dining and Toilets and Wall mounted closet with concealed flushing system in all bedroom toilets.
  • Concealed cisterns (concealed flushing system) will be of GEBERIT or equivalent. Actuator plates shall be in CP finish with dual flushing system.
  • Sanitarywares for servant’s toilet and common toilet shall be of good quality brand.
  • Faucets for all bedroom toilets will be single lever, concealed diverters with CP finish, heavy body metal fittings of HANSGROHE / KOHLER or equivalent make.
  • Provision for hot water connection shall be provided for all toilets except servant’s toilet. Overhead rain shower for all bedroom toilets shall be provided.
  • Single lever faucet of HANSGROHE / KOHLER or equivalent will be provided for wash basins and kitchen sink.
  • SS towel rod and SS towel ring of HANSGROHE / KOHLER or equivalent shall be provided.
  • Stainless steel sink with a drain board of NIRALI / FRANKE or equivalent shall be provided.
  • All sanitary fixtures shall be of white colour.
  • Water supply through ISI marked CPVC pipes of superior quality from OHT and Sumps.
  • Drainage lines and storm water drain pipes shall be of PVC. SS Cockroach traps shall be provided as gratings for all necessary locations.

DOORS & WINDOWS

  • Main Entrance Door: Main door frame shall be of Hard wood /Factory made frames with flush door shutters of reputed brand as per the Architect’s design.
  • Internal doors: All internal door frames shall be of hard wood/factory made frames with flush door shutters of reputed brand. All internal and external faces shall be of laminated finish as per Architect’s design.
  • Hardwood frames / factory made frames with one side resin coated flush doors for toilet door.
  • Balcony door: Pre-fabricated color/ anodized aluminium sliding / openable glass doors.
  • Window shutters: Pre-fabricated color anodized aluminum sliding/openable shutters with enamel painted MS safety grills.
  • All bedroom and kitchen doors shall have Architect designed architraves.
  • Entrance door shall have hardware such as Magic Eye, Safety Chain, Door Stopper and a Digital lock from YALE/ GODREJ/DORSET or equivalent. All hardware shall be in CP/ SS / Brass (tower bolts, door stoppers, ball bearing hinges etc.)

ELECTRICAL

  • Concealed copper wiring using FINOLEX/ RR KABEL / POLY CAB/ HAVELLS or equivalent make cables with modular plate switches, centralized cabling system for all electrical and communication requirements.
  • PVC conduits of ISI standards.
  • Adequate ELCB and MCB shall be provided in each apartment with LEGRAND/ HAVELLS equivalent make with independent KSEB meter.
  • Modular switches of LEGRAND/ equivalent for all areas including lobby and car parking.
  • Provision for Internet connection in master bedroom and living/dining.
  • Provision for Cable TV in master bedroom and living.
  • Intercom facility in living/ dining.
  • Light fixtures for common areas, external area and entrance doors of individual apartment shall be provided.
  • All light fixtures shall be of PHILIPS/ HAVELLS or equivalent.
  • Provision for Geyser points in all toilets.
  • Provision for exhaust fan points in all toilets.
  • DG back up – 1000W for 2 BHK, 1500W for 3 BHK and 2000W for 4 BHK. All light and fan points refrigerator points (6A socket) will be having DG backup with current limiter.TV point (living room) and one number of 6A socket in all bedrooms will have DG backup. Air conditioning, geyser points and other 16A points will not be considered for generator backup.
  • DG back up – 1000W for 2 BHK, 1500W for 3 BHK and 2000W for 4 BHK. All light and fan points refrigerator points (6A socket) will be having DG backup with current limiter.TV point (living room) and one number of 6A socket in all bedrooms will have DG backup. Air conditioning, geyser points and other 16A points will not be considered for generator backup.
  • EV Charging provision (32A, Single Phase) will be provided in each consumer metering outlet. Necessary cable and charger installation will be in the scope of the customer.
  • Solar power will be provided for the common areas as per the statutory guidelines
  • Electrical points for AC will be provided only in the master bedroom.

PAINTING

  • Acrylic /cement based putty with premium quality emulsion paint for ceiling and internal walls of the apartments (excluding utility and service areas).
  • Weather shield exterior grade emulsion/ texture paint for external walls.
  • Lead free enamel paint for all MS Grills.

ELEVATORS

One passenger and one bed elevator with backup generator shall be provided with automatic doors and SS brush finish of KONE/ JOHNSON or reputed make.

AUTOMATION & LANDSCAPING

  • Access controlled entry to Common Entrance/ Lobby/ Fitness centre/Association hall.
  • Surveillance cameras in Main Lobby, Parking Area and sides of the building.
  • Gas supply through reticulated gas system.
  • Interlock pavers/ cement tiles to be laid in yard.
  • Waste disposal using Bio-bins.
  • Hard and soft landscaping shall be provided as per landscape consultant’s design.

FIRE SAFETY

Firefighting arrangements as per Kerala Building Rules and Fire Force Department requirements.
